The Southside Villa is a residential renovation project consisting of a small townhouse, less than 1000 sq ft but full of charm and sophistication. It features bold, yet refined finishes and unique details throughout. Existing conditions consisted of outdated tile, inefficient plumbing and electrical with no ceiling, limited storage options and kitchen cabinetry. Poor space planning and layout, was a major challenge and our team had to figure it the best way how to utilize the space without making it feel tight and cramped. Our team gutted the interior to bare bones and refinished every surface from the ground up. New porcelain tiles with a herringbone pattern is featured on the ground floor while a traditional plank style is used throughout the first floor. The ceiling was refinished with insulated gypsum to keep rolling costs down. Energy efficient LED lights are used throughout the unit as well as WaterSense certified plumbing fixtures. Energy Star appliances and lighting fixtures were also used where possible. This renovation features a warm neutral palette with pops of metallic accents, resulting in an inviting space that feels both modern and traditional. Through the use of built in cabinetry, we were able to create defined spaces within the interior which flowed seamlessly from one to the other. Both the kitchen and laundry area feature custom white cabinetry which boasts ample storage and working space. The kitchen also features a focal point – the breakfast bar which features a waterfall edge in panda quartz. This also acts as a boundary to define the kitchen and entry way. The primary bedroom features a panel moulding to the back wall which draws the eye up against the dark accent wall. Gold fixtures and decor paired with ivory linens balance each other out. The primary bathroom also features gold fixtures but are set against a white background of porcelain tile made to look like marble. The guest bathroom features gray porcelain tile and black fixtures. Clever storage solutions were also utilised in this space with the recessed storage mirror over the vanity. The guest bedroom also features a light colour palette paired with gold accents. The furniture was selected to fit each room so that there is enough space around each piece. All the details have been thoughtfully chosen to create a charming and sophisticated home.
