The project is being implemented on the territory of the “Alexandro-Nevskaya Manufactura”, created by K. Pal in 1837 on the banks of the Neva River behind the Nevskaya Zastava as a spinning, weaving, сhintz printing and dyeing factory. By the time the renovation began, there were buildings on the territory of the industrial association that belonged to the entire period of the manufacture’s existence. By the beginning of the twentieth century, several production departments were built there, which have survived to the present day. In Soviet times, the industrial association, renamed the V.P. Nogin Spinning and Weaving Factory, continued to operate. On the territory of the factory, several production departments and an administrative building were built. The administrative building overlooked the Obukhovskoy Oborony Avenue.
After the transfer of production, the new owners decided to renovate the territory for residential and business functions.
In 2010, the production building, constructed at the end of the 19th century, was transformed into the Business Center “Fidel” (architect E. Podgornov).
On the site of buildings that have no historical value, a complex of residential buildings with a built-in kindergarten, built-in premises for business functions and an underground parking for 500 cars was designed.
The buildings of the complex are oriented towards Obukhovskoy Oborony Avenue and the bank of the Neva River. The new buildings were designed in conjunction with the historical production building of the 19th century (Business Center “Fidel”), the building of the hostel (the former Factory Office, built in the middle of the 19th century) and the building of the administrative complex, built in the 1960s.
When designing the complex, energy efficient technologies were used:
– a local source of heat supply has been designed, which will save the consumption of heat energy;
– the use of rain and melt water for technical needs;
– the location of the object allows you to use public transport, as well as bicycles and scooters. Storage places for them are provided;
– during the construction, building materials were used, produced in St. Petersburg and the regions of the North-West (more than 90%);
– during the construction, the bank of the Neva should’ve been improved, the city squares were preserved. The roofs are used as walking grounds.
The total area of the complex is 92,000 m2, of which residential is 55,000 m2.

A. R. Shenderovich Architectural Workshop
A. R. Shenderovich Architectural Workshop was founded in 1992 by Leningrad architects A.Shenderovich and A.Ananchenko, who had by that time successful work experience at the “Lenzhilniiproekt” Institute. For more than 25 years of work on projects carried out by our employees, about 60 objects have been built in St. Petersburg and its suburbs.
The organization employs about 30 professionals, among them 9 specialists certified by the National Association of Designers and Surveyors, 2 PhDs. All the staff members have higher education and work experience.
