Located in Palermo, Buenos Aires, this project integrates into a vibrant neighborhood known for its mix of small-scale commercial ventures, bars, restaurants, and art galleries alongside residential spaces. It occupies a double-front 18-meter lot and comprises two blocks connected by a spacious green courtyard, facilitating circulation and unit access. This area serves as a communal hub, encouraging social interaction and bridging the transition from public to private realms.

The architectural design draws inspiration from Buenos Aires’ traditional urban “ph” housing, emphasizing a blend of air, light, and living spaces. It explores Zumthor’s concept of material consonance, where materials like concrete and white brick are strategically employed to enhance spatial dynamics through repetition and texture.

The project is structured around three main architectural systems:

Horizontal elements of exposed concrete interact with vertical white brick walls, creating voids and geometrical patterns that define the project’s boundaries and spatial organization.
Vertical elements consist of white brick screens that ensure privacy while introducing varying textures and light filtration, enhancing spatial quality and adaptability.
Lightweight black metal elements function as finishing touches on terraces and patios, completing the architectural composition and defining exterior spaces.
Drawing from Giorgio Agamben’s notion of a “device,” the design incorporates architectural elements within each unit to facilitate dynamic uses, promoting adaptable spaces that evolve with residents’ needs and transforming social interactions within the home.

The project features 20 loft-style units designed for flexibility, with high-quality finishes combining wood, concrete, and light-filtering brickwork patterns. Units on the top floor are envisioned as homes with private terraces, offering residents personalized urban living experiences.

Overall, this architectural endeavor in Palermo seeks to harmonize modern living with local identity, fostering community engagement and adaptable living spaces within a dynamic urban setting.
